La direction des travaux

La direction des travaux peut être prise en charge par un bureau d’architecte, une entreprise générale ou une entreprise totale. C’est elle qui représente le maître d’ouvrage pour l’ensemble de la réalisation des travaux. Il se voit donc déchargé de tous les risques liés à l’exécution des travaux. La direction des travaux apportant une sécurité totale au maître d’ouvrage doit assurer une exécution conforme aux descriptifs et normes techniques (norme SIA 118). De plus, pour éviter tout risque, le maître d’ouvrage demande des garanties de bonne exécution qui seront activées en cas de mauvaise exécution. La direction des travaux doit aussi garantir la protection des biens voisins et la protection de l’environnement. Son rôle est de coordonner, organiser, informer et contrôler les différents intervenants responsables de l’exécution des travaux. A travers ses différentes tâches, sa mission est donc le contrôle des coûts, le respect des délais et la garantie de qualité. La gestion financière incombe normalement à la direction des travaux mais elle peut faire appel à une fiduciaire pour l’aider dans sa tâche.

La direction des travaux est responsable de tout ce qui se passe sur le chantier y compris les coûts non prévus comme par exemple un feu au dernier étage d’un immeuble du chantier. Par contre, s’il y a des changements hors contrat de base, c’est au maître d’ouvrage de s’acquitter de ces charges supplémentaires. Le rôle de la direction des travaux est aussi de savoir s’adapter aux situations changeantes de la réalisation du projet pour pouvoir y trouver des solutions adéquates. Elle est donc également importante pour comprendre ce que veulent les clients et ainsi répondre parfaitement à leurs attentes. ...damp wind swirled around my body as I walked on the pathway of the dimly lit street. Winter is arriving with a vengeance. My hands are frozen, yet, I have a sweat up from walking to a steady pace for so long, must have walked at least two kilometres now. I cannot see if the street ends or turns, it is too dark to work out, the street lights are placed erratically, not like to city lights where I am from. I thought she said “follow the main road”. Well, I am on the main road, a dark, dimly lit main road. I looked back, did I miss another point of direction. I am to turn left after Tot Spot and the Scarlet Women sign advertising a play currently running. Oh, at last, there is the early childhood centre, not much of a childhood centre if you want my opinion. So, where is the Scarlet Women sign? I am getting worried now, after thirty minutes, I should have reached her home by now. I’m going back to ‘Tot Spot’ and start again.
